How's the Market?


Writing a real estate blog can feel a little ridiculous at first. First, I sit down, open a blank page, and suddenly my brain acts like I have never had a real estate thought in my entire life. Meanwhile, I answer questions about buying, selling, neighborhoods, pricing, inspections, insurance, HOAs, and “is this a good deal?” every single week.



That is the funny part: I already have the content. I just have to stop pretending it needs to be a Pulitzer Prize submission with quartz countertops.



Here are the most common questions I get asked: “Is now a good time to buy?” “What should I fix before listing?” “What are CDD fees?” “Why is homeowners' insurance so expensive?” “Should I worry about HOA rules?” Every one of those questions will be answered in an upcoming blog post. I am not here to make content out of thin air. I am turning real conversations into helpful advice. So let's get to the number one question asked of real Estate Agents:



"How's the Market?"



Real estate agents have a special gift for fumbling the question, “How’s the market?” Someone asks it at a cookout, and suddenly the agent either freezes like they’ve been asked to explain the tax code in Latin, or they launch into a 14-minute TED Talk featuring interest rates, inventory, “pent-up demand,” and at least one sentence that begins with, “Well, historically speaking…” Congratulations, everyone’s potato salad is now warm.





The problem is that “How’s the market?” is not really one question. It is five questions wearing a trench coat. Buyers want to know if they have leverage. Sellers want to know if they missed the peak. Homeowners want to know if Zillow is lying to them again. And casual acquaintances usually just want a polite answer before returning to normal human conversation. A good agent should not answer with a slogan like “It’s always a great time to buy!” because, frankly, that sounds like something printed on a stress ball at a mortgage lender convention.



Here's how I answer, “It depends on your price range, property type, and neighborhood.” Not glamorous, but true. The market for a well-priced single-family home in a desirable Lakewood Ranch neighborhood is not the same as the market for an overpriced condo with exorbitant HOA fees and decor last updated during the flip phone era. Real estate is hyperlocal, and the best answer usually starts with, “For your situation, here’s what I’m seeing…”



For the Sarasota area, the market is more balanced than the frenzy of a few years ago, but it is not dead, despite what your uncle with three Facebook groups and no real estate license may suggest. Recent Sarasota County data shows single-family homes still moving, with April 2026 median sale prices around $490,000, up about 4.3% year over year, (yep, prices are still going up but so is the equity in your home). Meanwhile, months of supply hovered around 4.7 months, which is much closer to balanced than panic mode. Condos and townhomes are softer, with more supply, longer timelines, and more price sensitivity, but activity has picked up there too, with Sarasota County condo/townhome closed sales up 18.7% year over year in April, while median price slipped slightly to $337,500.



In plain English: buyers have more room to negotiate than they did during the chaos years, sellers still have an opportunity if they price correctly, and everyone should stop pretending one headline explains the whole market.
